Multi tenancy Experience

One of the standout challenges during our kitchen exhaust upgrade works at UNSW Sydney was delivering critical infrastructure upgrades within a live, multi-tenancy commercial environment without disrupting daily operations.

The existing kitchen exhaust system was a complex base-building system servicing multiple commercial food operators, including major tenants such as IGA and Max Brenner, along with several additional food retailers operating simultaneously within the precinct.

Beyond meeting all applicable Australian Standards and NCC/BCA compliance requirements, the project also required strict adherence to UNSW’s internal operational procedures, access protocols, shutdown approvals, and stakeholder coordination processes.

HVAC Industries worked closely with all tenants, facility management teams, and stakeholders to carefully plan shutdown periods, staging sequences, commissioning activities, and after-hours works. Detailed coordination was essential to ensure each tenancy maintained appropriate exhaust performance and operational continuity through out the upgrade process.

A key component of the project was balancing and commissioning the shared exhaust system to ensure every tenancy received the correct airflow quantities and ventilation performance required for their individual operations. This required a high level of technical coordination, communication, and planning across multiple live businesses operating under different trading requirements and time constraints.
