Mechanical Services Design & Construct

The Salt Apartments development is a high-end residential project located in the Port Macquarie region, approximately five hours from HVAC Industries’ headquarters. Due to the project’s regional location and the advanced stage of construction, the developer experienced difficulty securing a mechanical contractor capable of delivering the works within the required timeframe.
HVAC Industries was recommended to the client through our strong industry partnerships and reputation for delivering complex mechanical projects under tight timeframes. At the time of engagement, the building structure was approaching the top-out stage, creating significant time pressure for mechanical services installation.

The development consists of 15 high-end residential apartments, where architectural quality and attention to detail were a key priority for the client. HVAC Industries worked closely with the design team and trades to ensure the mechanical installation aligned with the project’s architectural standards and interior design requirements.
HVAC Industries successfully delivered the project to a high standard, exceeding the client’s expectations in both installation quality and project delivery, and was proud to be among the first contractors to complete commissioning and handover on the project.
Project Scope
The project involved a full design and installation of mechanical services, including air conditioning, mechanical ventilation, and commissioning works.
Commissioning & Compliance
• Full system air balancing and performance testing
• System commissioning to verify compliance with design intent

Installation Standards & Quality Assurance
Exhaust ventilation systems for toilets, laundries, and kitchens across all apartments
Lobby ventilation system incorporating outside air supply with roof-mounted fans
Car park ventilation system including:
• Supply and exhaust fans
• Jet fan system
• CO sensor-controlled VSD operation
• Full compliance with AS1668 ventilation standards
Ventilation systems installed for:
• Plant rooms
• Utility rooms
• Fire pump rooms
Precision Cooling Systems
• Installation of 15 VRF ducted air conditioning systems servicing all residential apartments
• Installation of over 75 indoor fan coil units across the development
• Installation of linear bar grilles and integrated architectural grilles within joinery and ceiling spaces
• Close coordination with joinery and architectural trades to achieve optimal grille placement while maintaining architectural aesthetics
• Installation of ductwork, insulation, refrigeration piping, and control systems
• Installation of VRF condenser units located on apartment balconies
