Mechanical Services Upgrade & BMS System

HVAC Industries delivered a major mechanical services upgrade across Levels 5 and 6 at 595 Little Collins Street, with each floor spanning approximately 2,000m² of commercial office space.
The project involved the complete mechanical fit-out and upgrade of the tenancy, including the installation of a new heat recovery VRF air conditioning system, ERV ventilation systems, and extensive modifications to the existing mechanical infrastructure to suit the new tenancy requirements.
A key component of the project was the integration of the new VRF heat recovery system with the existing base-building chilled water and BMS infrastructure. This required detailed coordination, staged commissioning, and careful balancing of both the new and existing systems to ensure seamless operation across the tenancy while maintaining building performance requirements.
Project Scope
Construct-only project delivered by HVAC Industries with complex coordination and restricted access due to the site’s location adjacent to an operating hotel with strict noise limitations.
HVAC Industries carried out:
• Full VRF heat recovery system installation
• Supply and installation of ERV ventilation systems
• Mechanical fit-out works across both tenancy levels
• Rebalancing and optimisation of the existing HVAC systems
• Upgrades and modifications to the existing BMS controls
• Integration of the new mechanical systems into the existing base-building BMS infrastructure
• Testing, commissioning, and performance verification of all systems
The project required a high level of coordination between mechanical services, controls integration, existing live building services, and tenancy operations. Through detailed planning and commissioning, HVAC Industries successfully delivered a modern, energy-efficient HVAC solution designed to improve occupant comfort, operational flexibility, and long-term system performance.
Project Outcome
The project was successfully delivered within a live and highly restricted environment, with all mechanical systems fully operational, integrated, balanced, and commissioned in accordance with the project’s performance and compliance requirements. Despite the access limitations, staging challenges, and strict noise restrictions due to the adjacent operating hotel, HVAC Industries completed the works with minimal disruption to surrounding occupants and building operations. Through proactive coordination, detailed planning, and strong communication with all stakeholders, the project achieved a smooth delivery outcome, resulting in a high level of client satisfaction and reinforcing HVAC Industries’ capability in delivering complex commercial fit-out projects within challenging live environments.
